Northwood Tech is seeking investors, realtors, contractors or homeowners to sponsor the Northwood Tech annual home building project. Whether you are interested in living in the home or selling it, this is an exciting investment opportunity to have a high-quality home built at an affordable cost!

The house will be constructed during the 2020-2021 school year. The site of the project will be determined by the investor.

Over 20 homes have been built within the Rice Lake area by Northwood Tech students.

Project Schedule
The parties agree to the following target dates:
August 17, 2020: Basement complete and ready for capping; temporary electric service to site
August 24, 2020: Commencement of construction on or prior to this date
October 22, 2020: Plumbing and electrical service in or prior to this date
November 10, 2020: Building to be enclosed on or prior to this date
November 23, 2020: Heating system to be installed by this date
January 18, 2021: Interior wall finish complete by this date
March 1, 2021: All rooms shall have at least one live GFI outlet by this date
May 12, 2021: Building to be complete on or before this date
Additional Details
- The house will be built to specifications provided by the general contractor and shall contain approximately no more than 1,700 square feet or less than 1,450 square feet.
- One level floor with a floor system, no slab on grade
- Roof pitch of no more than 8/12 with a combination of hips, valleys and gables
- Kitchen cabinets built to industry standards by Construction & Cabinetmaking program, designed by general contractor and approved by the Construction & Cabinetmaking staff
- Drywall on garage, energy walls and ceiling lid by Construction & Cabinetmaking program, remainder of drywall by general contractor
- Wall finish on main floor by general contractor, taping in garage and basement by Construction & Cabinetmaking students
- Flooring by general contractor
- General contractor is responsible for design but shall consult with Construction & Cabinetmaking faculty prior to finalization
- General contractor is responsible for temporary restroom facilities
- General contractor is responsible for supplying a 100 gal propane for temporary heat
- General contractor is responsible for timely removal of construction debris
- General contract is responsible for project schedule
The general contractor shall act as the project sponsor. Northwood Tech shall provide, as a training experience for its students, general carpentry, back-bracing, damp-proofing, installation of any below-ground insulation, roofing, siding, soffit, exterior windows and doors, wall insulation, interior vapor barrier, house ceiling drywall, firewall and garage drywall, interior trim and cabinet installation.
The general contractor shall make arrangements for all electrical and plumbing work, heating, ventilation and air conditioning (HVAC), drywall, painting, floor covering, excavation, concrete, driveway, landscaping and additional needs as required to keep the project on schedule.
All construction materials and supplies will be supplied by the general contractor.
